These Terms & Conditions ("Terms") govern your use of yourpropertymate.uk (the "Site") operated by Your Property Mate ("we", "us", "our"). By using the Site you agree to these Terms.
1. Educational use only
The Site, including all calculators and eligibility tools, is provided for general information and educational purposes only. Nothing on the Site constitutes regulated financial, mortgage, tax or legal advice. You should always speak to a qualified, FCA- regulated mortgage broker or adviser before making any financial decision.
2. No guarantee of accuracy
We use reasonable care to keep information up to date, but criteria, interest rates and lender policies change frequently. We do not warrant that results from any calculator are accurate, complete or current, and we accept no liability for decisions made based on them.
3. Not a lender or broker
Your Property Mate is not a lender, mortgage broker or financial adviser, and is not affiliated with Halifax or any other lender mentioned on the Site. Any eligibility indication is unofficial — only the lender can confirm eligibility.
4. Bookings and third-party services
Calls are booked through Stan.store and delivered separately. We are not responsible for third-party platforms (including Stan.store, Instagram, checkmyfile or other affiliate partners) or for any content or services they provide.
5. Affiliate disclosure
Some outbound links on the Site are affiliate links. If you sign up or purchase via these links we may earn a commission at no extra cost to you. This never affects which products we recommend.
6. Acceptable use
- Do not misuse the Site, attempt to gain unauthorised access, or disrupt its operation.
- Do not submit unlawful, misleading or harmful content via any form.
- Do not scrape or republish the Site's content without our written permission.

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.

We may update these Terms at any time. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
